Allowed uses

They are permitted detached and semi-detached houses; Hotels and restaurants; Retail trade up to maximum 500m² of selling surface, per establishments ; offices; recreation; in enclosed premises; education; socio cultural; religious and health care; shows, in closed venues up to 300m², except nightclubs, dance halls, discotheques and similars; Sports; industrial and warehouses. The minimal plot has to be 800m².

Minimum facade

Minimum Street facade is set at 18 meters.

Maximum occupancy

Maximum occupancy is 30% for the main building and an additional 5% for the auxiliary building. The maximum occupancy will be reduced in plots with slopes over 30% with the criteria established in the Article 118 on maximum occupancy.

Regulation for the main volume

The net building coefficient is set at 0,35 m² roof/m² of land per plot and height of 7.55 m corresponding to PB + 1.

Regulation for the auxiliary building

The net building coefficient for the auxiliary building is set at 0,05 m² roof/m² of land per plot and a maximum height of 3 meters above ground level.

Separations

The separations to the limits are set in 3 meters to all limits both for the main building and the auxiliary one.
